DALINGTON – Fees & Charges

1. Land & Property Acquisition Service
Fees are 3% of the purchase price, plus an initial search fee of £1500 paid in advance – subject to a minimum fee of £15,000.

2. Finance Brokerage Fee
Fees are 2% of the loan amount, plus an initial research fee of £500 and an application fee of £500 – subject to a minimum fee of £3000.

3. Development Management
Fees are 3% of the GDV figure – subject to a minimum fee of £15,000.
10% of fee paid on instruction
25% of fee paid on first building regulation inspection sign off and or funds stage sign off
65% paid on completion of works

4. Asset Disposal Service
Fees are 3% of the sold price and a non-refundable marketing fee of £500 paid upfront which includes pre-marketing research – subject to a minimum fee of £15,000.

5. Property Due Diligence (PDD) for investors and developers
Verbal PDD Service: Desktop Research with Verbal Opinion.  Fees are charged at a fixed fee of  £500 (paid on instruction) 
Written PDD Service:  Desktop Research, Physical Property Inspection, Finance Cost breakdown, Estimated Works Cost breakdown.  Fees £1500 paid prior to instruction

6. Offer & Negotiation Service for Investors & Developers:
We deal with Liquidators, Receivers, Administrators, Auctioneers, Estate Agents and Private Sellers on a daily basis and know how to best to negotiate the best terms for our clients.
Fees – Non Refundable £500 paid on instruction and 10% of any saving we negotiate subject to a minimum fee of £15,000 

Hourly Fee
£250 p/h paid in advance
